Your time is valuable, so is ours in processing your application. 

Applications that DO NOT follow the criteria below will be rejected without saving.

Therefore it is in the best interest of all to be prepared, dedicate the time in advance, and complete the app to be fully compliant.
  • INCOMPLETE - All sections MUST be completed fully, no blanks.
  • MISSPELLING - All words MUST be spelled correctly, no misspelling.
  • INFLATION - All amounts presented MUST be factual & substantiated with proof to support. Additional inflated numbers will be found later.  
  • DETAILS - Full factual details MUST be provided where requested.
  • ACCURACY - Information & underwriting provided MUST be accurate.
  • CARE - Care MUST be taken and shown on the application. Disregard for instructions, cut corners, or observed failure of care fails compliance.
Required Documentation 
Depending on type of loan applied for, PDF formatted documentation will be required to be submitted with the application. 
Failure to provide this may result in rejected app or denial. Documents to include but not limited to: 
  • Business Bank Statements: Most Recent 3 Months: Full Statements.
  • Profit & Loss Statement: Recent P&L for Business Dated < 30 Days.
  • Cash Flow Forecast: Projections up to 12 months out, minimum 6 mo.
  • Pro-Forma: Professional, Formatted, Legible, Inclusive, Detailed
  • Property Docs: Property Deed, Insurance Proof, Photos, Purchase/Sale
  • ​Inspections: Any and all inspection documents related to property/project.
  • Trailing 12: Previous trailing 12 month Financial statement of operations. 
  • Tax Returns: Previous 2 years of business / personal tax returns.
  • Business Info: Articles, PPM, Operating Agreement, Tax ID, Debt Sched
  • Use of Loan: Formal, inclusive, detailed, factual narrative on loan purpose
  • ​Info Statement: Current Owners, Development / Management Company
  • Agreements: All current agreements involving deal, incl. Lease/Rental
